Garage Floor Leveling in Sioux City, IA

Why garage floors here are the ones that drop

A modern garage slab sits on compacted granular fill placed in lifts. On a lot of mid-century and pre-war Sioux City properties, the slab went straight onto whatever soil was there — often the same wind-blown loess that holds fine when dry and gives up when it gets wet.

Then you add the water: a downspout at the garage corner, an apron pitched back toward the door, snowmelt off two vehicles all winter running to the low spot in the floor. Over a few decades that moisture works the fines out from under the slab and the floor follows the void down.

You notice it as a door that drags, a floor drain that no longer takes water, a gap opening between the slab and the foundation wall, or a hollow ring when you drop a wrench.

Detached shops on the acreages around Sergeant Bluff and out toward Le Mars settle for the same reasons, usually faster, because there is often no gutter system at all and the grade around the building was never touched after construction. Slabs carrying a lift, a press, or a loaded trailer feel the drop sooner than a two-car garage does.

Heavier point loads are also the case where polyurethane earns its price premium: the foam weighs about two pounds per cubic foot, so it fills a void without adding the weight that pushed the ground down in the first place.

What a garage lift day looks like

  1. Clear the bay

    Vehicles out, the settled area emptied. Ports get laid out along the drop, usually parallel to the wall the floor pulled away from.

  2. Drill

    About 5/8-inch ports for foam, roughly an inch for slurry. Enough of them to raise the slab as one plane rather than levering a corner.

  3. Fill and lift

    The void closes first, then the floor comes up while the gap at the wall and the door threshold are watched as reference points.

  4. Patch and seal

    Ports grouted, the wall joint and any working cracks sealed so meltwater stops running back under the slab each winter.

Garage floor questions

Can a garage floor be lifted with the cars and shelving still inside?
The working area has to be clear — the slab has to be reachable for ports and the lift watched as it comes up. Vehicles come out and heavy shelving moves off the settled section; the rest of the garage can usually stay put.
Will lifting the floor damage the foundation walls?
A garage floor is a slab poured inside the foundation, not part of it. It is lifted independently, and a controlled lift across a proper port pattern puts it back against the walls rather than pushing on them.
What about the crack running across the middle?
Old garage slabs frequently crack at the low point before anyone notices the settlement. If the pieces are still sound they can be lifted together and the crack sealed. Crumbling or badly displaced concrete is a replacement conversation.
